The Spice Factory Tower Near BBG Will Move Forward

In an updated proposal, developer Continuum will lower the sloping plane of the project in Brooklyn, NY to protect vulnerable Brooklyn Botanic Garden (BBG) plants and increase the income limits of the affordable units.

After years of wrangling, revamped plans and negotiating, the developer, local council member Crystal Hudson and Brooklyn Botanic Garden have reached a deal to move forward.

Rather than setting aside 25% of the 355 units as affordable housing, the developer will now set aside 30% at the higher income level, 70% of the area median income.

An attorney for Continuum said, “The development team believes the proposal is workable.”

According to BBG President Adrian Benepe “After years of discussion, debate and vigorous public advocacy, the threat of permanent loss of sunlight for our living museum of plants is over.” Benepe continued “We are grateful to our elected officials for their steadfast support and diligent work to craft a plan that ensures the sunlight that plants need to survive, protects the Garden from permanent damage and enables affordable workforce housing.”

According to Crystal Hudson, council member who represents the district “The updated proposal meets out joint priorities of protecting the cultural institutions that drive our city's economy and building affordable workforce housing. Hudson added, “We fought for sunlight, and we won.”

The project will create 1,000 good paying union construction jobs, and establishes the first union financed, built and operated residential development in the history of New York City.
