After years of planning, permitting and building, here is an update on 3 new projects in Brooklyn, NY.
655 Union Street / 204 4th Avenue is a thirteen story building in Gowanus. The building was designed by L & Z Architecture and developed by Avery Hall and Gindi Capital. The 200k sq ft Structure will have 193 rental units in one and two bedroom layouts, as well as 14k sq ft Of ground floor retail space. Fifty units will be designated for affordable housing. The building is bound by Sackett Street to the north and Raul Vasquez Jr. place to the south.
There is a wide array of residential amenities which includes a landscaped rooftop terrace with a 25 y Fund Corporation, Los Sures and swimming pool, lounge areas, grilling stations and an outdoor dining lounge. There is a second floor garden. Fitness amenities are a gym with cardio equipment, Peloton Bikes, weights and a wellness studio for Yoga, Pilates and Barre workouts. Other amenities include 24 hour concierge service, a co-working space, a children's playroom, a pet washing station, tenant storage and a bike storage room.
The building is located next to the Union Street, R train station. Building completion should be in the next few weeks.
Construction is wrapping up at a nine story, all affordable building located at 89 Throop Avenue in the Broadway Triangle section of South Williamsburg. Designed by Marvel and built by Mega Contracting in collaboration with St. Nick Aliance, Riseboro Community Partnership, Southside United Housing Development Fund Corporation, Los Sures and United Neighborhood Partners.
The building will have 140 Affordable apartments in studio to four bedroom layouts. There will be a 6,400 sq ft Workforce development center operated by St. Nick Alliance on the ground floor.
The building is bound by Throop Avenue to the Northeast, Gerry Street to the Northwest and Bartlett Street to the Southeast.
All apartments will be available at or below 80% median income (AMI) and a small group of units will be reserved for formerly homeless New Yorkers. Tenants will have access to a landscaped outdoor courtyard, a family room, two community rooms and a storage place for strollers and bicycles.
89 Throop Avenue is designed to Passive House Standards and resident utility bills are expected to be less than typical monthly utility bills in standard residential buildings.
The closest subway to the building are the J, M and Z trains at the Lorimer Street and Flushing Avenue Stations to the east over Broadway and the G train to the southwest at the Flushing Avenue station along Marcy Avenue.
Completion date is this Summer and the building will be open in the early Fall 2025.
At 63 Stockholm Street in Bushwick, Brooklyn NY, construction has topped out on a four story All – affordable residential building. Designed by STAT Architecture and developed by Riseboro Community Partnership and St. Nicks Alliance under Bushwick Alliance LLC.
The building is 20,111 sq ft in size and will have 20 rental units, a cellar level with bike storage and a rooftop covered with a photovoltaic canopy. The project cost $10M and is located on a formerly vacant interior lot between Central and Evergreen Avenues.
The project is built to Passive House standards with sustainability features such as high efficiency energy recovery ventilation with fine particle filtration, vacancy dimming LED lights in common areas such as hallways, a Sanden CO2 source heat pump and the photovoltaic roof canopy that will generate over 275,000 k BTU per year and many additional sustainability features.
Units will be for individuals and families earning 27 to 80 percent of NYC area median income. The building will also contain four units for the formerly homeless individuals or families.
The closest subway is the M train at Central Avenue station over Broadway.
63 Stockholm Street is planned to be an all – electric, net zero building, meeting the PHIUS + source zero 2018 standards.
Building completion date is planned for Summer 2025.
