The charm and uniqueness of this Brooklyn gem of a neighborhood cannot be overstated. There are many Brooklyn real estate brokers and real estate agents who sing the praise of Bay Ridge for many reasons.

Bay Ridge is in the southwest corner of Brooklyn, bounded by Sunset Park on the North, Dyker Heights on the East, the Narrows and the Belt Parkway on the West, The Fort Hamilton Army Base on the Southwest corner and the Verrazano Bridge on the South.

There is a wonderful variety of housing choices and lifestyles available in Bay Ridge. You can choose from magnificent detached single family homes to wonderful multi family homes, Co op apartments, Condominium homes or an apartment rental.

For a single family detached home expect to pay in the $1.5M to $3M+ range. For an attached single family townhouse prices range from $1M to $1.5M. Multi family home prices range from $1,3M to $2M+.

Co-op apartments prices range from $200,000+ to $400,000 for a 1 bedroom, 1 bath to $600,000+ for a 3 bedroom 1 bath apartment.

The condominium market in Bay Ridge is reasonably prices compared to other Brooklyn neighborhoods with prices in the $1M range for a 2 bedroom, 3 bath 1,700 square foot unit.

Apartment rentals seem to be reasonably prices compared to other Brooklyn neighborhoods with prices in the range of  $1,200 to $1,300 for a studio apartment, $1,700 to $1,800 for a 1 bedroom , 1 bath, $1,950 to $2,300 for a 2 bedroom , 1 bath and $3,000 to $3,600 for a 3 bedroom, 2 bath apartment.

There is an incredible selection of restaurants and cuisines available in Bay Ridge. One of my favorite restaurants is Tanoreen, an always busy, cozy, corner room with wonderful Lebanese cuisine that never disappoints. Try the eggplant neopolean, the lamb and beef shish kabob, grilled fish and salads galore! Tanoreen is also known for their superb cocktails!

Other restaurants of note are Areo and Ponte Vecchio for Italian cuisine and The Pearl Room for Sea Food.

The Public Schools in Bay Ridge are P.S. 102, P.S. 170, P.S. 127, P.S. 185, P.S. 104, Lutheran Elementary School, St. Anselms Roman Catholic School, I.S. 30, I.S. 259, Fort Hamilton High School, High School of Telemunications, Poly Prep Country Day School, Visitation Academy, Adelphi Academy, Fontbonne Hall Academy, St. Patrick Elementary School, D.G. Kaloidis Parochial School and Xaverian School.

Bay Ridge is served by the R train on the 4th Avenue subway line as well as the X27, X37, X28 and X38  MTA express buses into Manhattan. Local bus include the B1, B4, B8, B9, B16, B37, B63, B64, B70, S53, S79, SBS and S93.  Bay Ridge is in close proximity to the Belt Parkway and Gowanus Expressway.

 Exciting news for Bay Ridge residents, the Citywide Ferry service will start in June 2017. The ferry will shuttle passengers from neighborhoods including Bay Ridge, Sunset Park, Red Hook, Roosevelt Island and Long Island City to Manhattan. The ferry will cost the same as a MetroCard ride, $2.75. Passengers will be able to bring a bike for an extra $1 or buy a monthly unlimited bike pass for $20. Free transfers will be allowed to other Citywide Ferry boats.

Bay Ridge is located in the Southwest corner of Brooklyn, New York. Surrounding neighborhoods are Sunset Park on the North, Dyker Heights on the East, the Narrows and the Belt Parkway on the West and Fort Hamilton Army Base and the Verrazano Narrows Bridge on the South.

Bay Ridge is a 3 square mile community overlooking New York Harbor and has the convenience of the city and the feel of a small town or modern day Mayberry.

Many of the streets have attached one and two family beautifully kept row houses, some with backyards and private or shared driveways. There are also detached single family homes of the Colonial and Tudor style, condominiums and Coops. Along Shore Road, six story apartment buildings are the neighborhoods tallest buildings. Rezoning in 2005 preserved the low elevation of the housing stock.

There is a 58 acre Shore Road Park which extends from Owl’s head Park south to Fort Hamilton and has a 2.5 mile path for walking, jogging, and rollerblading. Many people go fishing on the American Veterans memorial Pier at 69th Street.

86th Street is a commercial thoroughfare with chain stores and banks. 3rd Avenue and 5th Avenues have local shops, boutiques, restaurants and bars.

Mass transportation into Manhattan consists of the R train 4th Avenue line running between Bay Ridge Avenue and 95th Streets as well as the X27 and X37 Express Buses and the New York City Ferry at the 69th Street Pier.

The Owl’s Head located at 479 74th Street, a hip bar with great cocktails, mouthwatering munchies and regular event held there.

Salty Dog located at 7509 3rd Avenue, a renovated fire station that is a fun bar and dance club.
