Boerum Hill is a wonderful gem of a Brooklyn, New York Brownstone neighborhood. Boerum Hill, however has a lot of parking lots. i.e. no less than 6 parking lots and garages all within 2 or 3 blocks of each other.
As time went by, developers purchased some of these parking lots to build housing. The Department of Housing Preservation and Development (HPD) has requested developers, property managers, and service providers to submit proposals for their ideas on affordable housing and community amenities located on opposite ends of one city block.
According to HPD Commissioner Adolfo Carrion Jr. “We don't need more parking lots for a handful of private cars on city owned land, but we certainly do need more affordable homes in Boerum Hill. We want to get more people, especially seniors, out of instability and into affordable safe homes. HPD's Nevins and Third projects will change lives and make an already wonderful neighborhood even better”.
These 2 sites up for separate proposals are 153 Nevins Street, for rental housing and 108-114 Third Avenue for affordable senior housing. HPD will select the best proposal for each site by 2025.
The Nevins site is at the corner of Nevins Street and Wyckoff Street. The Third Avenue site is a L shape and fronts Third Avenue and Wyckoff Street. A 2022 rezoning allows medium density residential to be built and was formerly a manufacturing district.
The sites are in Brooklyn Community District 2, but across the street from Community District 6. Both Community Boards were engaged equally during the community envisioning process. Both community boards will receive updates throughout the entire process.
Near the end of construction, the homes will be available to income qualifying households through the city's Housing Connect lotteries portal.
Brooklyn Borough President Antonio Reynoso said “I'm grateful to HPD for continuing to pursue affordable housing and community amenities in Boerum Hill, especially for our older adults seeking to age in place and continue to enjoy our borough to the fullest. City owned land should always be dedicated to the public good, and converting a parking lots for private cars into stable, accessible housing for neighbors is precisely the work we need to do as we work to end the housing crisis rapidly destabilizing our communities”.
